TRANSCRIPT 🔗
00:00:06.320 --> 00:00:08.960
Welcome everyone to the Directed IRA podcast.
00:00:09.119 --> 00:00:13.199
This is live in studio from the Self-Directed IRA Summit.
00:00:13.279 --> 00:00:16.960
I'm joined by the great and powerful, the not so tall Mark J.
00:00:17.120 --> 00:00:17.440
Kohler.
00:00:17.920 --> 00:00:19.039
I've lost an inch here.
00:00:19.280 --> 00:00:20.879
Matt gives me the little boys' chair.
00:00:20.960 --> 00:00:26.239
You know, like he invited me over for Thanksgiving, and I was sitting with all the kids on the little kid table.
00:00:26.800 --> 00:00:27.760
I thought they would like you.
00:00:28.960 --> 00:00:30.719
It was it was a it worked.
00:00:31.280 --> 00:00:32.399
We had extra mac and cheese over there.
00:00:32.719 --> 00:00:33.280
Yeah, it was good.
00:00:33.359 --> 00:00:33.840
Yeah, I I know.
00:00:33.920 --> 00:00:34.320
I loved it.
00:00:34.479 --> 00:00:35.439
I get all the brown meat.
00:00:35.520 --> 00:00:36.320
It was just awesome.
00:00:36.399 --> 00:00:38.000
You know, dark meat.
00:00:38.240 --> 00:00:43.920
Well, hey, I am so excited about today because this directed IRA summit has been a huge hit.
00:00:44.159 --> 00:00:45.600
Great turnout, lots of fun.
00:00:45.679 --> 00:00:47.280
The team has been amazing.
00:00:47.600 --> 00:00:52.799
And we're gonna share some of our favorite investments in our self-directed accounts.
00:00:52.960 --> 00:00:53.280
Yeah.
00:00:53.439 --> 00:00:54.960
And notice how I said accounts.
00:00:55.119 --> 00:00:55.280
Ooh.
00:00:55.520 --> 00:00:56.479
It's because it's you know, plural.
00:00:56.640 --> 00:00:57.679
It could be anything, plural.
00:00:57.840 --> 00:01:00.000
You know, well, I mean, all the different types of accounts.
00:01:00.159 --> 00:01:01.200
It's not just your IRA.
00:01:01.439 --> 00:01:01.920
I like it.
00:01:02.000 --> 00:01:02.159
All right.
00:01:02.399 --> 00:01:02.560
Okay.
00:01:02.640 --> 00:01:07.359
Now, as we've gone through the day, if you've been on here for the self-directed IRA Summit, thank you so much for being here.
00:01:07.439 --> 00:01:12.400

00:01:14.000 --> 00:01:16.640
If you're a client at directed IRA, you'll get access to them.
00:01:16.719 --> 00:01:18.159
And if you're not a client, you can be one.
00:01:18.319 --> 00:01:19.439
Open up an account already.
00:01:19.840 --> 00:01:22.400
So um, let's start doing some show and tell.
00:01:22.480 --> 00:01:27.519
What we're gonna talk about now is just some deals we've done with our own self-directed IRAs.
00:01:27.680 --> 00:01:30.319
We've already laid the framework already through the whole day here.
00:01:30.480 --> 00:01:34.480
Mark and I have talked about these over the years, but should I go first?
00:01:35.040 --> 00:01:35.280
Yeah.
00:01:35.439 --> 00:01:36.239
You want to just get into it?
00:01:36.719 --> 00:01:37.200
Yeah, yeah.
00:01:37.519 --> 00:01:38.079
Let's do it.
00:01:38.159 --> 00:01:38.719
You go first.
00:01:38.959 --> 00:01:39.439
Okay, all right.
00:01:39.599 --> 00:01:40.400
I've got a video.
00:01:40.719 --> 00:01:42.480
So I said we're gonna show a video.
00:01:42.640 --> 00:01:45.760
Now, I'm gonna I'm gonna set this up so everybody knows.
00:01:45.920 --> 00:01:46.239
Okay.
00:01:46.480 --> 00:01:48.000
Now who's that guy?
00:01:48.159 --> 00:01:50.079
You're gonna make this this is beard mat.
00:01:50.560 --> 00:01:52.000
I had a beard era for a short time.
00:01:52.480 --> 00:01:52.959
That's you?
00:01:53.120 --> 00:01:53.280
Yeah.
00:01:53.439 --> 00:01:54.159
It's not good.
00:01:54.719 --> 00:01:57.519
Okay, this is not a flattering video of you, okay?
00:01:57.840 --> 00:01:58.319
Apparently.
00:01:58.480 --> 00:01:59.519
But okay, all right.
00:01:59.840 --> 00:02:00.319
All right, good.
00:02:00.560 --> 00:02:01.599
Obviously, okay.
00:02:01.840 --> 00:02:04.239
But okay, I went to Providence, Rhode Island.
00:02:04.319 --> 00:02:04.400
Okay.
00:02:04.560 --> 00:02:05.920
We just heard from John Shakarchi.
00:02:06.079 --> 00:02:07.359
Many of you have seen him at our events.
00:02:07.439 --> 00:02:08.080
He's on our board.
00:02:08.159 --> 00:02:10.400
I've invested a lot with my own IRA with John.
00:02:10.879 --> 00:02:12.719
And this is a deal he and I did together.
00:02:12.879 --> 00:02:19.039
Now I'm at the property that I lent money on, talking to the investor I lent money to.
00:02:19.199 --> 00:02:20.400
Her name is Natalie.
00:02:20.560 --> 00:02:21.840
So let's roll the clip here.
00:02:22.319 --> 00:02:23.439
Okay, so this is Natalie.
00:02:23.520 --> 00:02:26.960
She's the real estate investor I lent my money to out of my retirement account.
00:02:27.039 --> 00:02:28.240
Tell us a little about yourself.
00:02:28.319 --> 00:02:29.759
Like, what do you do besides real estate?
00:02:29.919 --> 00:02:33.919
Well, I've been a hairdresser for about 16 years, business owner.
00:02:34.240 --> 00:02:39.199
I have a general contractor company, and I flip houses now.
00:02:39.360 --> 00:02:40.240
Tell me about this deal.
00:02:40.319 --> 00:02:42.560
Like, what did you like about this deal for this house?
00:02:42.800 --> 00:02:44.000
Well, first of all, the price.
00:02:44.240 --> 00:02:46.960
The price in the market that we have nowadays, it was great.
00:02:47.039 --> 00:02:47.759
It was a steal.
00:02:48.000 --> 00:02:50.080
It's valued over double what I paid for it.
00:02:50.240 --> 00:02:50.479
Okay.
00:02:50.879 --> 00:02:52.560
So I paid like$216 for it.
00:02:52.639 --> 00:02:54.879
It's worth$530,000 about.
00:02:55.280 --> 00:02:57.360
I have over$200,000 in equity.
00:02:57.759 --> 00:03:00.159
One of the unique things about this house is the lot.
00:03:00.400 --> 00:03:08.000
The extra lot adds value to the house because it's a buildable duplex lot, which is worth about$150 in today's value, um market value price.
00:03:08.479 --> 00:03:10.080
Okay, so we're gonna pause here.
00:03:10.240 --> 00:03:10.639
All right.
00:03:10.800 --> 00:03:17.439
So now you heard that Natalie, she is a hairdresser, slash real estate investor, slash general contractor.
00:03:17.520 --> 00:03:18.639
Yeah, I'd never seen her before.
00:03:18.719 --> 00:03:19.199
This is fun.
00:03:19.280 --> 00:03:19.439
Yeah.
00:03:19.759 --> 00:03:20.319
So this is cool.
00:03:20.400 --> 00:03:22.000
We actually went out, we were there.
00:03:22.080 --> 00:03:24.800
You know, we were shot at it.
00:03:26.639 --> 00:03:29.840
Yeah, give a little shout out to Aaron Haldeman on the camera there.
00:03:30.159 --> 00:03:31.360
Great video work, whoever did that.
00:03:31.599 --> 00:03:32.560
Yeah, it was great.
00:03:33.120 --> 00:03:35.599
And so, um, all right, so that was the deal.
00:03:35.680 --> 00:03:40.000
All right, she's a real estate investor in the area, and she found that property.
00:03:40.159 --> 00:03:48.319
Now, as she talked about that, this is a buildable duplex lot, which added a lot of value, down 150 grand of equity to the property in and of itself.
00:03:48.479 --> 00:03:55.360
Now, no bank would lend on that property because it was in such a disrepair, but she liked the challenge, she wanted the project.
00:03:55.599 --> 00:03:59.520
All right, so so I lent money, 100 grand for my account.
00:03:59.759 --> 00:04:02.719
John lent 100 grand, and we were both on one note.
00:04:02.960 --> 00:04:12.560
All right, so it was one note and one mortgage, my IRA had 50%, his IRA, John's IRA had 50%, and we both got 12% interest in two points.
00:04:12.879 --> 00:04:18.399
Okay, so I got$2,000 immediately, and then I get 12% interest over the term and loan.
00:04:18.480 --> 00:04:20.399
Now we had a six-month loan on that.
00:04:20.480 --> 00:04:22.240
She paid us off in about four to five.
00:04:22.319 --> 00:04:25.360
She paid us off early, actually, because she refied us out.
00:04:25.519 --> 00:04:30.879
She got a traditional mortgage from a traditional lender and ended up refining us out.
00:04:31.120 --> 00:04:33.600
So now I got another clip on this one here that I'm gonna show.
00:04:33.680 --> 00:04:39.360
There's this little second little clip here where John talked about why we decided to lend on this deal.
00:04:39.439 --> 00:04:46.560
Okay, so so we got another clip here towards the end that gives a quick little summary on this, and we'll talk through it and we'll go to Mark's example.
00:04:46.800 --> 00:04:47.279
Okay, all right.
00:04:47.360 --> 00:04:47.920
This is so good.
00:04:48.079 --> 00:04:49.199
All right, you got clip two?
00:04:49.680 --> 00:04:50.959
Okay, let's go to clip two.
00:04:51.199 --> 00:04:52.399
All right, Natalie, what's next for you?
00:04:52.800 --> 00:04:56.319
Guys, the limit, maybe with you guys on my team, we're gonna go forward and forward.
00:04:56.480 --> 00:04:57.439
Can't stop the momentum.
00:04:57.600 --> 00:04:59.920
Yeah, because when you pay us off, we want to lend on the next deal.
00:05:00.240 --> 00:05:00.560
Exactly.
00:05:00.720 --> 00:05:00.879
Right.
00:05:01.040 --> 00:05:01.120
Okay.
00:05:01.519 --> 00:05:02.639
I'm already looking for the next deal.
00:05:02.720 --> 00:05:03.279
All right, I'm in.
00:05:03.519 --> 00:05:03.839
We'll do it.
00:05:03.920 --> 00:05:04.800
And then do the same thing.
00:05:04.959 --> 00:05:07.600
We have three things person, property, and exit strategy.
00:05:07.759 --> 00:05:08.560
We already like Natalie.
00:05:08.639 --> 00:05:09.600
We know she's a winner.
00:05:09.839 --> 00:05:11.199
We'll analyze her next property.
00:05:11.279 --> 00:05:11.759
That's easy.
00:05:11.920 --> 00:05:15.120
And then we'll want to make sure that she can get out, and we'll get her pre-qualified with the lender.
00:05:15.279 --> 00:05:16.959
So it'll be short-term bridge line.
00:05:17.279 --> 00:05:17.519
Perfect.
00:05:17.680 --> 00:05:18.240
Looking forward to it.
00:05:18.319 --> 00:05:19.199
That's how you do it.
00:05:20.160 --> 00:05:21.920
I just want to say John looks great.
00:05:22.160 --> 00:05:22.399
Right.
00:05:22.560 --> 00:05:22.800
I know.
00:05:22.879 --> 00:05:24.399
I mean, he's wearing the tie and everything.
00:05:24.639 --> 00:05:26.399
He really played that lawyer role.
00:05:26.639 --> 00:05:27.600
And and what about me?
00:05:27.920 --> 00:05:28.399
You look good.
00:05:28.560 --> 00:05:29.839
Did you loan on her again?
00:05:29.920 --> 00:05:34.000
Or did you let her down and we have not loaned on her deals because I wasn't fast enough.
00:05:34.079 --> 00:05:39.519
Now, John has and some other investors have done other deals, but sometimes my money's out and she's got the next deal.
00:05:39.600 --> 00:05:41.360
So I haven't, the timing just hasn't worked.
00:05:41.439 --> 00:05:44.399
Where she's got a deal, usually they want it functional.
00:05:44.560 --> 00:05:47.040
And your cash is three weeks, and I'm out on another deal.
00:05:47.279 --> 00:05:51.360
So um, but Natalie's awesome and um successful deal there.
00:05:51.519 --> 00:05:56.319
And what I'll say too is a lot of people are like, Well, Matt, I don't know people to lend money to.
00:05:56.480 --> 00:05:58.480
Did you listen to what Ashley Cash said?
00:05:58.800 --> 00:06:00.879
She said she went to a meetup.
00:06:01.040 --> 00:06:05.839
She went online and she said, I typed in three words in meetup real estate investing.
00:06:05.920 --> 00:06:07.519
And I went and showed up at events.
00:06:07.759 --> 00:06:08.079
Okay.
00:06:08.240 --> 00:06:09.759
I met people, I talked to people.
00:06:09.839 --> 00:06:13.439
We just talked about how you kind of have to be a driver if willing to talk to people.
00:06:13.680 --> 00:06:16.399
Let people know if you want to lend on properties.
00:06:16.480 --> 00:06:19.360
Maybe you're looking to flip properties, whatever you might, your strategy might be.
00:06:19.439 --> 00:06:20.560
You're looking for buy and hold.
00:06:20.879 --> 00:06:22.319
Let people know what you're looking for.
00:06:22.399 --> 00:06:24.560
Let them know you have money in an IRA.
00:06:24.720 --> 00:06:27.040
You will attract deals and opportunity when you do that.
00:06:27.199 --> 00:06:27.439
Yeah.
00:06:28.319 --> 00:06:30.879
You'll be like a fly and whatever.
00:06:30.959 --> 00:06:33.040
I mean, like whatever those little metaphors are.
00:06:33.600 --> 00:06:34.160
You're the honey.
00:06:34.319 --> 00:06:34.480
Yeah.
00:06:34.639 --> 00:06:35.040
Real honey?
00:06:35.199 --> 00:06:35.680
The beat, the bees.
00:06:35.839 --> 00:06:37.120
Yeah, bees come to the honey to something.
00:06:37.839 --> 00:06:39.759
Anyway, so I will say this too.
00:06:39.920 --> 00:06:42.240
Um, a couple other tips on that.
00:06:42.480 --> 00:06:47.759
Um be careful jumping on the first deal that comes your way.
00:06:48.160 --> 00:06:50.800
You will be swamped, swarmed, whatever.
00:06:50.879 --> 00:06:52.160
That's a point I was trying to make.
00:06:52.240 --> 00:07:03.199
When you start to say, hey, I'm ready to loan on real estate deals, you will be tempted on occasion, frankly, on a regular basis, to uh let down your standards.
00:07:03.439 --> 00:07:09.360
You're like if you say, I'm 12 and 2, I need a first trusted, I gotta have an appraisal, I need this, I need this.
00:07:09.680 --> 00:07:19.839
You stick to those religiously because there's gonna be someone that comes along, typically a brother-in-law, that's gonna say, Oh, yeah, whoa, whoa, whoa, I don't have an appraisal, or will you do 12 and one, or will you do whatever?
00:07:20.240 --> 00:07:21.600
Make someone else the bad guy.
00:07:21.759 --> 00:07:29.040
Say, I've got a partner, I've got a whatever, make an imaginary friend, whatever it is, but say, no, I stick to these seven things.
00:07:29.199 --> 00:07:32.079
I gotta have all seven clean and pretty before I do this.
00:07:32.319 --> 00:07:37.120
Another side note is Patty, my wife, she's in a real estate investment club.
00:07:37.279 --> 00:07:40.000
I think her is that they're all over the place.
00:07:40.079 --> 00:07:42.160
It's her, it's called Hers Real Estate.
00:07:42.319 --> 00:07:45.360
Anyway, but there's it's women-only, a real estate club.
00:07:45.439 --> 00:07:50.879
And they all get together, they do hikes and walks and talks, and they go do their little workshops and all this.
00:07:51.199 --> 00:07:57.519
And um there's a couple ladies in there that lend, and a couple of ladies in there that borrow and blah, blah, blah.
00:07:57.600 --> 00:08:01.120
And Patty's dropped a hint, hey, I'll I'll lend on a deal here and there.
00:08:01.279 --> 00:08:04.639
And we've gotten a couple ladies that are like, Hey, will you do this?
00:08:04.800 --> 00:08:07.839
But they're like, But we, you know, 12, that's a little high.
00:08:07.920 --> 00:08:09.120
Can you do 10 and whatever?
00:08:09.519 --> 00:08:10.879
No, here's our standard.
00:08:11.040 --> 00:08:15.199
So stick to your guns, people, because that's when mistakes happen.
00:08:15.360 --> 00:08:15.839
Yeah.
00:08:16.079 --> 00:08:16.480
Yeah.
00:08:16.639 --> 00:08:19.759
So um, so get out there, find the deals that you want to do.
00:08:19.920 --> 00:08:21.600
This is just an example of a deal.
00:08:21.680 --> 00:08:23.920
I've showed the uh some of the other stuff I've done earlier.
00:08:24.000 --> 00:08:28.160
I've talked about the private companies I've invested in, the buy and hold rental properties.
00:08:28.240 --> 00:08:30.879
Um, but I just want to show an actual tangible deal.
00:08:31.120 --> 00:08:34.399
The property I lent on, the person I lent the money to.
00:08:34.559 --> 00:08:36.399
This is why I like self-directing.
00:08:36.559 --> 00:08:37.600
I actually love it.
00:08:37.919 --> 00:08:46.879
I like that I met Natalie and that that she got a hundred grand of my money that she made money on, I made money on, rather than that hundred grand sitting in the stock market.
00:08:47.360 --> 00:08:48.559
Rather than getting a CD.
00:08:48.639 --> 00:08:50.240
That's just not exciting to me.
00:08:50.559 --> 00:08:58.720
And um, but being involved with that, being attached to my money, knowing I'm part of whether it's successful or not, that's what gets me excited.
00:08:58.879 --> 00:09:01.919
And I think that's what attracts people to self-directing.
00:09:02.159 --> 00:09:09.440
So you can enjoy the actual process instead of just like the stress of the stock market and you're have zero control.
00:09:09.840 --> 00:09:12.720
Well, speaking of enjoying what you invest in, there you go.
00:09:12.879 --> 00:09:13.279
There we go.
00:09:13.360 --> 00:09:14.879
Thanks for that transition.
00:09:15.120 --> 00:09:16.240
All right, we got a little video here.
00:09:16.320 --> 00:09:17.759
Now I will stepped on that.
00:09:18.000 --> 00:09:18.320
Yeah.
00:09:18.799 --> 00:09:34.000
Well, on this note, um I uh for those of you that are catching the podcast and were not here at the uh directed IRA summit, please get over to the website, watch the recording, tons of information today.
00:09:34.240 --> 00:09:43.360
Well, in that, I talked about the health savings account and how my health savings account invested in a rental property out in Chicago, and I showed pictures of it.
00:09:43.440 --> 00:09:51.840
I actually showed the Repsy, the real estate purchase contract, and I've actually this week been in touch with Chris Albin and he's found a buyer for it.
00:09:52.159 --> 00:09:57.600
So I've held this rental property for uh 12 years.
00:09:57.919 --> 00:09:59.360
No, eight years.
00:09:59.519 --> 00:10:09.679
Anyway, um, but uh I be I'll be selling it and using the money for, I think, some ranching, some cattle, some land out in Utah.
00:10:09.840 --> 00:10:14.960
So let's roll this next video and I'll show you uh what we're doing here.
00:10:15.600 --> 00:10:24.480
So Patty and I were so excited to start Kohler Brick Cattle Company in Utah, in what's known as Wasatch County.
00:10:24.639 --> 00:10:27.919
Here's some of our cows fattening up on grain.
00:10:28.480 --> 00:10:30.159
This is our rancher Greg.
00:10:30.240 --> 00:10:32.159
You'll maybe see him here in a moment.
00:10:32.399 --> 00:10:35.759
Here's our granddaughter and Patty and I at Roundup.
00:10:36.080 --> 00:10:40.240
So this is uh some real cowboys pushing the cows for Roundup.
00:10:40.720 --> 00:10:45.039
What we did is we uh have these 20 cows.
00:10:45.279 --> 00:10:52.480
We lost one calf last year, but those 10 moms got pregnant again.
00:10:52.720 --> 00:10:55.360
If you guys don't know how birds and the bees work.
00:10:55.600 --> 00:11:01.600
So the 20 cows, 10 moms and 10 calves, went through the roundup this last year.
00:11:01.759 --> 00:11:02.720
This is the roundup.
00:11:02.960 --> 00:11:05.279
I actually got to help be there.
00:11:05.519 --> 00:11:11.120
Again, I can't work on the ranch or manage the cows because that would be prohibited.
00:11:11.360 --> 00:11:21.679
But we uh moved the cows down to uh livestock area that's my little granddaughter helping out, and these are our cows in the LLC.
00:11:21.919 --> 00:11:47.600
We invested in 10 moms, 10 calves for a total of 20, and then we'll sell three of those calves this year, and the 10 moms got pregnant, so we're building the herd, and it has been an incredible experience growing that herd inside the cattle company and creating an incredible rate of return, and it's been something we are passionate about and super fun.
00:11:47.840 --> 00:11:54.480
So I hope you guys can see this little operation grow in the future as we share it here at some of our events.
00:11:54.720 --> 00:11:54.960
Thanks.
00:11:55.200 --> 00:11:55.919
Okay, pause it there.
00:11:56.080 --> 00:12:00.000
So that oh, we have to go back to the there's a couple scenes here that were awesome.
00:12:00.080 --> 00:12:02.240
That's me on the dark horse in the middle.
00:12:02.720 --> 00:12:06.480
Nice trying to and uh back when we were pushing the cows around.
00:12:06.559 --> 00:12:11.679
For those who watch Yellowstone, those cutting horses where they kind of push the cows around.
00:12:11.759 --> 00:12:12.799
Yeah, super cool.
00:12:12.960 --> 00:12:16.320
Uh, those are very expensive horses, four sixes horses.
00:12:16.480 --> 00:12:17.919
But uh, no, it was fun.
00:12:18.000 --> 00:12:23.679
Those cowboys, we hired them to help push the cows, and they're like, Well, you can ride along, just stay out of the way.
00:12:23.840 --> 00:12:24.639
I'm like, all right.
00:12:25.440 --> 00:12:29.120
So uh anyway, so thanks for showing that, Tristan.
00:12:29.279 --> 00:12:41.039
But um I think there's a I like Matt's last point of doing something you're passionate about and fun and getting involved with your that's why I was just going there because it makes money.
00:12:41.200 --> 00:12:47.360
So I've got uh it projected out for the return on the investment with these cows.
00:12:47.519 --> 00:13:09.519
I think we're gonna average over three years about 24%, 25% ROI, because you don't make money in the first year when you buy the cows, and then it's the next year when the the cows have another round of babies, then you start selling or calves, and I've got to call them the right terms, and my rancer is always working out for that.
00:13:09.679 --> 00:13:14.480
But then you get more calves and then you sell part of them, and it's called a cow calf operation.
00:13:14.639 --> 00:13:16.559
Again, I'll reference Yellowstone.
00:13:16.799 --> 00:13:24.720
In the last season, spoiler alert, when Casey starts to buy his own herd, he said, Yeah, I'm buying 300 pairs.
00:13:24.799 --> 00:13:27.200
That's 300 moms with calves next to them.
00:13:27.440 --> 00:13:34.320
Well, the first year you're just trying to keep them alive and fed, and then the next year, when those moms have calves again, that's when you start to make money.
00:13:34.480 --> 00:13:40.799
So, anyway, it's been a lot of fun, and we've uh are gonna we've made our contributions to our HSA this year.
00:13:40.879 --> 00:13:48.000
I'm gonna sell that rental property I referred to earlier to help um create more cash available for the account.
00:13:48.240 --> 00:13:52.080
And uh because you did those with the you did these with your HSA.
00:13:52.480 --> 00:13:52.960
Yeah, yeah.
00:13:53.039 --> 00:13:54.559
So sorry if I missed that part.
00:13:54.639 --> 00:13:58.960
The health savings account, Patty's HSA and my HSA partnered in that LLC.
00:13:59.200 --> 00:14:02.960
Multi-member IR multi multimember HSA LLC for you guys.
00:14:03.039 --> 00:14:05.200
We talked about that earlier today in the in the summit.
00:14:05.360 --> 00:14:05.679
Yep.
00:14:05.840 --> 00:14:08.080
And I'll be a little more specific briefly.
00:14:08.240 --> 00:14:12.799
Just we uh back last year, the cow cattle prices have gone up dramatically.
00:14:12.960 --> 00:14:15.200
A pair right now is costing us about$4,500.
00:14:15.279 --> 00:14:17.200
Last year they were$3,500.
00:14:17.360 --> 00:14:19.759
So we bought 10 pairs for about$35,000.
00:14:19.840 --> 00:14:24.159
So Patty and I had contributed to our HSAs for about three or four years.
00:14:24.320 --> 00:14:31.759
So between us, we had about$40,000,$45,000 combined in our health savings accounts because we didn't reimburse ourselves for medical.
00:14:31.840 --> 00:14:33.279
We want to let that money ride.
00:14:33.440 --> 00:14:40.639
And so we took the 45,000, 40,000, started the LLC, bought 35,000 worth of those 10 pairs.
00:14:40.799 --> 00:14:42.480
Now we have a rancher down the road.
00:14:42.559 --> 00:14:46.799
He's like, see, a lot if you if you're into this, you're gonna meet other ranchers.
00:14:46.879 --> 00:14:49.120
And they're like, I already got a herd of 100 cows.
00:14:49.279 --> 00:14:51.120
You're gonna throw your 10 cows in with mine.
00:14:51.279 --> 00:14:53.039
All right, I'll charge you 500 bucks a month.
00:14:53.120 --> 00:14:57.440
Just because they just eat grass, you know, and hey, and they're not that hard.
00:14:58.080 --> 00:15:00.159
So he's like, throw them in my herd, you know.
00:15:00.240 --> 00:15:00.960
And I'm like, all right.
00:15:01.039 --> 00:15:03.600
And so we pay him to manage them.
00:15:03.679 --> 00:15:13.279
And and and so by the time you do the math, um, this year right now, those calves that we got last year, I can sell them for four grand each.
00:15:13.440 --> 00:15:17.919
So I just made if I sold them all, I'd have 40 grand on a$35,000 investment.
00:15:18.080 --> 00:15:19.200
But we're gonna build the herd.
00:15:19.279 --> 00:15:20.159
You gotta build the herd.
00:15:20.559 --> 00:15:24.720
So when you go to the the diner in the morning on Saturdays, you know, how big's your herd?
00:15:24.879 --> 00:15:26.240
Yeah, you gotta get it.
00:15:27.519 --> 00:15:32.720
You need to get some street cred on Main Street and uh in Highway 40.
00:15:33.120 --> 00:15:33.440
That's right.
00:15:33.519 --> 00:15:35.600
I don't want to be a all hat, no cows.
00:15:35.679 --> 00:15:36.799
I gotta I gotta have some cows.
00:15:37.279 --> 00:15:40.480
That's what I used to I used to call Mark, you know, he's all hat, no cattle.
00:15:40.559 --> 00:15:41.440
And now I can't say that anymore.
00:15:41.600 --> 00:15:41.919
No, no.
00:15:42.000 --> 00:15:44.240
So when I throw it on biscuits and gravy, I'm I'm serious.
00:15:44.399 --> 00:15:46.879
Yeah, he's got the hat and the cattle to prove it.
00:15:47.039 --> 00:15:48.559
So exciting.
00:15:48.639 --> 00:15:50.480
But we've had all sorts of people do fun things.
00:15:50.559 --> 00:15:51.440
We've talked about it before.
00:15:51.679 --> 00:15:52.720
We've got a soccer.
00:15:53.120 --> 00:15:54.879
Yeah, we have a yeah, tell me about that.
00:15:55.200 --> 00:15:58.720
Professional Mexican soccer team owns like 5% of it.
00:15:58.879 --> 00:16:04.399
Um, we've had clients, IRAs invest in racehorses that have been at the Kentucky Derby.
00:16:04.480 --> 00:16:09.919
We've had clients, IRAs invest in public, sorry, private companies that have gone public.
00:16:10.159 --> 00:16:12.720
Um, so many just interesting things that are cool.
00:16:12.960 --> 00:16:18.960
And I honestly kind of think like the individual loan or that rental property in Indianapolis is cool too.
00:16:19.039 --> 00:16:19.360
Yeah.
00:16:19.519 --> 00:16:23.840
You know, I'm like, there's somebody who lived in there that was the tenant that was paying me.
00:16:24.080 --> 00:16:26.960
There was a real estate agent, a friend of mine that worked on that deal with me.
00:16:27.039 --> 00:16:31.840
Like it, it's kind of like it's just feeling connected to it and involved in it.
00:16:31.919 --> 00:16:42.399
And I know it can take some work, but if you like that stuff and you're entrepreneurial and you've you've that like speaks to you, I mean, you're the person that should be self-directing your IRA.
00:16:42.480 --> 00:16:45.519
And I'll even say this if it doesn't, you're like, I want something passive.
00:16:45.759 --> 00:16:47.279
Well, private lending is more passive.
00:16:47.360 --> 00:16:50.799
You can invest in a private fund or a syndication of other people doing those things too.
00:16:51.039 --> 00:16:52.240
Okay, I've got a good one here too.
00:16:52.559 --> 00:16:52.799
Yes.
00:16:53.039 --> 00:17:01.519
So I had a client, he literally, I don't know, I almost want to say he made his living, but it was more of a side gig, but he did really well.
00:17:01.679 --> 00:17:03.519
He would buy and sell concert tickets.
00:17:04.079 --> 00:17:09.759
So um, I've got a client too buying and selling water rights, but concert tickets is a big one.
00:17:09.920 --> 00:17:22.400
He'd go on the day concerts are released, he'd pick up tickets as quickly as he could, then wait about a week before the concert, go on StubHub and Ticketmaster and resell them and double or triple his money many times.
00:17:22.720 --> 00:17:30.400
So I I I then I taught him about self-directing, and he started buying some tickets in an LLC, and he was doing that deal.
00:17:30.480 --> 00:17:35.680
But I just want to let you know, I bought tickets for this the day they came out, they sold out in two hours.
00:17:35.920 --> 00:17:38.559
Metallica at the sphere in Vegas.
00:17:38.880 --> 00:17:40.640
They're going, they're coming in October.
00:17:40.799 --> 00:17:43.599
So I thought I'm gonna buy two tickets for me and Patty.
00:17:43.759 --> 00:17:45.279
I bought them for 900 bucks.
00:17:45.359 --> 00:17:46.960
I went back on an hour later.
00:17:47.039 --> 00:17:48.960
They were already selling for 1300.
00:17:49.200 --> 00:17:50.720
So I was like, I'm gonna buy two more.
00:17:50.799 --> 00:17:51.680
So I bought you two tickets.
00:17:51.759 --> 00:17:53.200
Now, if you don't want them, Aaron will take them.
00:17:53.279 --> 00:17:55.519
Yeah, but I mean, you still be a matter of going.
00:17:55.920 --> 00:17:56.319
What do you want?
00:17:56.480 --> 00:17:58.000
You got Metallica tickets too?
00:17:58.160 --> 00:17:58.640
You got them?
00:17:59.119 --> 00:18:00.160
We're going with you.
00:18:00.559 --> 00:18:01.519
You're going with me.
00:18:01.839 --> 00:18:02.240
Oh, okay.
00:18:02.319 --> 00:18:04.799
I was like, what are you going to Wizard of Oz next month?
00:18:05.119 --> 00:18:06.000
You said two.
00:18:06.160 --> 00:18:06.880
We're going.
00:18:07.200 --> 00:18:08.319
One, two.
00:18:10.400 --> 00:18:10.880
I liked it.
00:18:10.960 --> 00:18:12.799
You were trying to create a market there and a little auction.
00:18:13.440 --> 00:18:14.160
I was trying to flip them.
00:18:14.240 --> 00:18:14.319
Yeah.
00:18:14.480 --> 00:18:15.759
You said you bought one.
00:18:15.920 --> 00:18:23.200
Well, actually, what we do, we bought two tickets for the second weekend in October and two more for the third weekend because we're like, I don't know if we're traveling.
00:18:23.279 --> 00:18:24.319
So I've got two and two.
00:18:24.640 --> 00:18:26.960
So I might have to send you guys separately, you know, I guess.
00:18:27.039 --> 00:18:27.519
I don't know.
00:18:27.680 --> 00:18:28.480
But it's awesome.
00:18:28.640 --> 00:18:30.640
Yeah, we saw uh you two there, people.
00:18:30.880 --> 00:18:31.279
Incredible.
00:18:31.440 --> 00:18:34.480
So, but you can buy and sell concert tickets in your Roth IRA.
00:18:34.640 --> 00:18:35.440
We've seen people do that.
00:18:35.839 --> 00:18:40.799
And I had a client buy two seats when the Raiders Stadium was announced in Vegas.
00:18:41.039 --> 00:18:49.440
He bought two seats, season ticket, season ticket patholder, whatever seats with his Roth IRA.
00:18:49.599 --> 00:19:00.319
And then he resold the next season all the seats uh to the tickets that came for the 10 games or 15 games, whatever it was, and all that money went back into his Roth IRA LLC.
00:19:00.559 --> 00:19:03.440
So he did it with uh it was now those can have UBIT.
00:19:03.599 --> 00:19:13.279
So you use the blocker, so that's like uh, but these are just creative things, and like if the returns there, and you're only paying that if you're making money, so um, and that that can totally make sense.
00:19:13.359 --> 00:19:15.759
So there's lots of creative things that you can do.
00:19:16.160 --> 00:19:18.240
Um, and that's what the self-directed IRN taps.
00:19:18.400 --> 00:19:25.519
And we just want to make sure today you know and you feel empowered that you don't have to just buy a stock bond or mutual fund.
00:19:25.680 --> 00:19:28.160
We've been brainwashed that, and that's fine.
00:19:28.240 --> 00:19:29.680
Those are could be good things.
00:19:29.759 --> 00:19:31.119
I'm not saying don't invest in that.
00:19:31.200 --> 00:19:33.680
I'm just saying that's not all you have to do.
00:19:34.000 --> 00:19:45.359
All these other assets that are out there in the world that are investments that you can invest in, that people have grown and build wealth on, you can use your own retirement account, these tax advantage accounts, to grow and build wealth.
00:19:45.440 --> 00:19:48.880
So we hope today was helpful in illustrating that.
00:19:49.039 --> 00:19:50.559
Remember, this is recorded.
00:19:50.640 --> 00:19:56.880
